What it really costs
See what needs doing and what each job costs
Advertised as habitable, so I estimate about €200/m² renovation; effective cost is roughly €855/m² (€55,000 + ~€16,800 works over 84 m²). That is well above the local baseline of €455/m² for Piemonte country houses, with only small positives from garden/parking and a complete description with 23 photos.
More on the house and the area
This is a real, usable house rather than a project: kitchen, bathroom, bedrooms, heating boiler and solid finishes are all in place. The best charm comes from the vaulted historic room and arched openings, but overall it is modest and quite dated rather than visually dreamy. At €55k it has some bargain appeal for a livable base with character.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€6,000 – €9,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Interiors are dated and quite dark, so it needs cosmetic updating.
- Small private courtyard has a right of way, so privacy is limited.
- No real views or standout outdoor space shown.
- Some neighboring facades and setting look plain rather than picturesque.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 63/100The cluster sits at the foot of the pre-Alps in the Valsesia area, with wooded hills rising immediately north toward Monte Fenera and the lower Sesia valleys. The Sesia river runs through this part of the valley system a few kilometres east, and Monte Fenera Regional Natural Park is nearby. Alagna Valsesia and the main Monterosa Ski lift base are up-valley at roughly 1 hour to 1 hour 15 minutes by road, which matters for access but is outside the local landscape. Borgosesia is the nearest larger town, with the usual shops and services for the upper Novara-Vercelli valleys. This area is known for the transition from the Po-side plain to the Valsesia foothills and for small industrial settlements set among wooded slopes and vineyard patches around the Boca and lower Sesia hills.
