See what needs doing and what each job costs
This is a judicial auction listing ('Data di asta', 'offerta minima', 'procedura'), which is an automatic trap under the rules. It also needs complete restoration with roof infiltration and non-working systems, implying about €1,100/m² renovation, so effective cost is roughly €1,344/m² versus a €193/m² baseline.
More on the house and the area
This has some authentic small-town character: a central piazza position opposite the church tower, old shutters, balconies, and an ex-bakery with a wood-fired oven. But the condition is a major drag on wow: interiors are heavily worn, damp-stained and partly stripped out, with roof leaks and non-working systems, so it reads as a full project rather than a home you could soon live in. The size and low €/m² create some bargain appeal, but the dream factor is limited by the scale of work.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€143,000 – €212,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

- Complete renovation needed; the building has been abandoned for some time.
- Visible roof infiltrations and widespread damp damage.
- Systems are reported non-functioning and windows are in very poor condition.
- Auction sale with shared internal courtyard areas.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100The cluster lies at the foot of the Cottian Alps, with Monte Bracco and the first Alpine slopes immediately above the plain. The Po rises nearby at Pian del Re under Monviso, and Monviso is the dominant mountain in this part of the province. The lower Valle Po begins within this radius. Crissolo is the nearest ski area, with small lifts roughly 30–40 minutes away depending on the exact point. Saluzzo is the nearest substantial town, with a walled historic centre, services and rail connection toward the plain. This area is known for the Monviso massif, the source of the Po, and fruit growing on the plain at the foot of the mountains.
