What it really costs
Can you move in?
Livable, but something basic is worn out
In the listingHabitable- Sold at judicial auction
See what needs doing and what each job costs
This is explicitly a judicial auction ('Data di asta', 'Offerta minima'), which is a veto red flag for this catalog. The ad also labels it 'Habitable' but the text says parts are 'al grezzo' with tool-storage areas and an unfinished attic, so I used about €700/m² renovation; even though the ask is €256/m² vs a €403/m² baseline, the auction status dominates.
More on the house and the area
This is a large, potentially practical village house with a bit of rustic charm in the worn facade and old entry surround, plus a decent private plot. But the wow factor is limited: the setting looks ordinary and the listing itself says parts are unfinished, so it does not read as a ready dream home. At the price and size it may be good value, yet based on the photos it feels more like a workmanlike project than a beautiful live-now Italian home.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€45,000 – €79,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Only one real property photo; interiors are not shown.
- Parts of the ground floor and attic are explicitly "al grezzo" and likely need significant work.
- Auction sale adds procedural uncertainty beyond a normal purchase.
- Roadside setting with visible fencing/utilities is not especially scenic.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 61/100The cluster lies on the southern edge of the Euganean Hills, the isolated volcanic group southwest of Padova. The nearest named natural feature within reach is the Parco Regionale dei Colli Euganei, with low wooded hills, vineyards and spa towns around Abano Terme and Montegrotto Terme. The plain around Pozzonovo itself is flat reclaimed farmland crossed by canals and minor roads. Monselice is the nearest town of note, with a walled hill, castle complex and a substantial historic centre. Este is also close, with a historic centre at the foot of the hills and the Este Castle. The area is known for vineyards, olive growing on the hills, and thermal spa activity on the north side of the Euganean Hills.
