Why this price is what it is

Renovated/fully furnished, so I used ~€0/m² renovation; effective price stays €89,000, or €1,369/m². That is far above this catalog baseline of €410/m² for Basilicata townhouses, partly offset by the strong micro-location (1 km from the sea, residence, parking/garden), and the listing is very stale at 1,138 days so the score is capped.

More on the house and the area
What the photos show

This is a genuinely usable, renovated little holiday townhouse with a lovely leafy private garden/veranda that gives it its main appeal. Inside it looks clean, furnished, and ready to use, but the rooms are small and the style is practical rather than dreamy. Good value near the sea, though the wow comes more from the outdoor greenery than from architecture or views.

No renovation needed

The listing and its photos show a house you can move into. Anything you spend beyond the price is your choice, not a repair.

What worries us about this house
  • No sea view shown despite the coastal location.
  • Interior is functional but fairly dated and compact.
  • Residence setting looks generic rather than characterful or distinctive.

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 56/100

This is on the Ionian side of Basilicata at the edge of the Basento and Cavone lowlands, with broad agricultural plain behind the coast. The Ionian Sea is immediately present, and this stretch includes the long sandy shore and pine-backed coastal belt around Marina di Pisticci. The area is part of the wider Metaponto coastal plain, known for intensive farming and the remains of the Greek colony of Metaponto farther up the coast, but those archaeological sites are outside the immediate radius. Pisticci itself stands on clay hills inland from the shore and is known in Basilicata for its historic whitewashed quarter of Dirupo and for olive groves, cereals and fruit-growing in the surrounding plain. Matera is the nearest major city for higher services and transport.
