What it really costs
See what needs doing and what each job costs
Asking price is very low at €357/m² versus a €505/m² local baseline, and it includes 800 m² of private land in a borgo setting. But the house is explicitly completely to restore, so estimated works around €1,100/m² push the effective cost to about €1,457/m², keeping it attractive mainly as a cheap full-renovation project rather than a ready bargain.
More on the house and the area
This has some authentic rural Tuscan-borgo charm: green shutters, a simple old stone fireplace, and a bit of private land at a very low price. But it is clearly a full renovation project rather than a lovable ready home, with tired interiors and rough outdoor areas. Dream value is modest today, though there is some character to work with.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€28,000 – €41,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Completely to be renovated; not move-in ready
- Interiors look very basic and dated despite having floors and a fireplace
- Outdoor land appears rough/sloped rather than an easy finished garden
- Only limited view glimpses are shown, not a full panoramic outlook
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 66/100The cluster is in the Tuscan-Emilian Apennines, on the ridge country between the Idice and Savena valleys. The area is part of the line of passes and wooded mountains around the Futa and Raticosa roads, with chestnut woods, pasture and small ridgeline villages. The Parco dei Gessi Bolognesi e Calanchi dell'Abbadessa lies to the north-west but outside the immediate 15 km landscape. The nearest skiing is the small Corno alle Scale area, roughly an hour's drive, so it is not part of the local setting. Bologna is the nearest large city, with full services and major rail links, but it is outside the immediate landscape. This part of the Apennines is known for mountain roads, woodland and the historic route between Bologna and Florence.
