The listing price is not €1,000 total: the Italian text clearly says €1,000 per m², so the the listing price is contradictory. It is delivered internally in shell condition ('stato rustico', to be completed), implying roughly €700/m² renovation on top of an effective ask around €1,000/m², far above the €445/m² baseline even before considering the data inconsistency.
More on the house and the area
This is more a development opportunity than an immediately dreamy home: the photos show a long townhouse block still wrapped in scaffolding, with no finished interiors to admire. The near-sea location and very low price per square metre are eye-catching, but as presented it is a shell requiring substantial completion before it feels livable. The practical upside is size, terraces and garden potential once finished.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€79,000 – €140,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Delivered internally in rustico state; major interior completion still needed
- Current photos show a construction site, not a finished livable home
- No proven sea view or notable character in the photos
- Urban lane setting is functional but not especially scenic
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 82/100The cluster is on the Tyrrhenian coast with direct views of the Aeolian Islands, especially Vulcano, Lipari and Salina in clear weather. The Nebrodi range rises immediately inland, and the western Nebrodi with wooded ridges and hill villages begin within a short drive of the coast. The Parco dei Nebrodi lies inland and is the main protected landscape of this part of north-eastern Sicily. Capo d’Orlando is a coastal town with a marina, beaches, rail access on the Palermo–Messina line, and the usual daily services. Tindari, with its hilltop sanctuary and archaeological area, is farther west beyond the 15 km radius and does not define the immediate setting. This stretch of coast is known for citrus, hazelnuts in the inland hills, and ferry and excursion connections toward the Aeolian Islands.
