What it really costs

At €60,000 for 109 sqm, the ask is €550/sqm; with roughly €450/sqm to finish the interior works after the already-completed roof/exterior restoration, the effective cost is about €1,000/sqm. That sits well above the low Veneto baseline of €406/sqm, but the seaside setting in the Po Delta (1 km from the sea) and major exterior works already done keep it in the good band rather than a weak deal.
More on the house and the area
The setting has some appeal: flat open land in the Po Delta park area, close to the beach, with a big plot and an unusual lagoon-side location. The house itself is structurally present with roof and exterior works done, but the interiors are clearly unfinished and worn, so this is still a real renovation project rather than an immediately livable dream home. At €60k the price helps, but the visual wow is modest.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
Our read of the photos, €450/m², falls in this band.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Materials only, work you may do yourself€13,000 – €21,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Interiors are mid-renovation and not currently move-in ready
- Large outdoor area appears indivisible/shared, limiting privacy and control
- Road frontage and overhead lines reduce rural charm
- Ancillary sheds/outbuildings look rough and partly makeshift
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 78/100The cluster is in the Po Delta, with branches of the Po including the Po di Venezia and Po di Gnocca shaping a flat landscape of embankments, canals, fishing lagoons and reclaimed farmland. It lies inside the Parco Regionale Veneto del Delta del Po. The Adriatic coast is close, with barrier islands, sand spits and wetlands around Boccasette, Barricata and Scardovari. Adria is the nearest larger town for routine services, while Chioggia and Rovigo are the nearest more substantial urban centres. The area is known for lagoon fishing, mussel and clam farming, and rice and other reclaimed-land agriculture.
