What it really costs
See what needs doing and what each job costs
At €89,000 for 100 sqm, the ask is about €890/sqm; assuming habitable condition from the description of a single-family home with comforts, the effective cost is about €1,090/sqm including light works. That is far above this catalog baseline for Piemonte country houses (€433/sqm), so despite the mountain setting and garden/parking, it looks expensive for the segment.
More on the house and the area
This is a very dreamable little alpine house: the dramatic mountain walls, trees and private garden give it a real escape-to-the-Alps feel. Externally it looks like a complete, usable home rather than a project, with a solid roof, shutters, terrace and garage, but the lack of interior photos keeps it from the top tier. The wow comes mainly from the setting and livable standalone-house feel, not from architectural character.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€7,000 – €11,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- No interior photos, so finish quality and true move-in readiness are unverified.
- The house looks simple rather than characterful, with limited historic charm.
- Mountain setting may mean harsher winters and more upkeep for garden/access.
- Rocky alpine backdrop is dramatic but can feel somewhat enclosed.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100The cluster is in the Susa Valley in the Cottian Alps, with steep alpine slopes rising directly above the valley floor. The Cenischia stream comes down from the Moncenisio side and meets the Dora Riparia in this part of the valley. The Gran Bosco di Salbertrand Natural Park is nearby in the upper valley, and the Orsiera-Rocciavrè Natural Park is on the south side of the valley within this stretch of the Alps. The Mont Cenis pass and lake are just beyond the upper valley toward France. The nearest ski lifts are in the Bardonecchia area up the valley, roughly 30-40 minutes by road, with larger skiing also around Sauze d'Oulx and the Via Lattea further east. Susa is the nearest town of size, with a rail station, services, and major Roman monuments including the Arch of Augustus and the amphitheatre. This part of the valley is known for alpine transit routes between Italy and France, mountain villages, and hiking in the side valleys.
