That brings the effective cost to about €1,316/m² (€59k + renovation on 273 m²), far above your low-stock baseline of €263/m², though the Langhe/near Alba location adds some appeal.

This is a very atmospheric old Langhe farmhouse with authentic rustic character, especially the vaulted cellar, brick arches and long farmhouse facade. But it is not a move-in home: much of the building is still barn/store space with very basic unfinished rooms, so the wow comes from potential and character rather than current livability. At €59k for 273 sqm near Alba, it has strong dream-project appeal but sits below top tier because the renovation need is real.
