At €57,000 for 209 sqm, the ask is just €273/sqm versus a €465/sqm baseline, but the description says the whole property is to be completely renovated, so I used about €1,100/sqm renovation cost. That brings the effective cost to roughly €1,373/sqm, which is far above baseline; the central location and included C/1 shop add some flexibility, but as a home project it is only a fair deal.
More on the house and the area
This is a big central town house with a useful bonus shopfront and a small leafy internal courtyard, so there is some lifestyle potential for the price. But the photos show a tired, stripped-down property with major cosmetic and likely technical work needed before comfortable living. It feels more like a serious renovation project than an immediately dream-worthy home.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€83,000 – €122,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

- Complete renovation required
- Visible cracking, damp staining and neglected interiors
- Bathrooms/kitchen are not usable as shown
- Central piazza location may mean noise and limited privacy
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 36/100This is the flat lower Romagna plain between the Santerno and Senio river areas, with orchards, arable land, drainage canals and scattered farm buildings. Lugo is the nearest larger town and has a substantial historic centre, services and rail links. Ravenna is the main city in the wider area, with major monuments and UNESCO sites, but it is outside the immediate 15 km landscape. The area is known for intensive agriculture, especially fruit growing in the Romagna plain.
