What it really costs
See what needs doing and what each job costs
Recently renovated in the historic center, so I used ~€0/m² renovation cost; effective price stays €52,000, or about €473/m². That is above your low-stock baseline of €353/m² for Piemonte townhouses, but the renovation and historic-center/terrace appeal keep it in the good range rather than fair.
More on the house and the area
This is a real, usable home: recently renovated, furnished, with kitchen, bathrooms, heating and a covered terrace, so it feels immediately livable. The wow comes from the vaulted and brick ceilings, cozy character, and the green hillside view from the balcony rather than from the facade. Charming and very affordable, but not a big visual showstopper.
The listing and its photos show a house you can move into. Anything you spend beyond the price is your choice, not a repair.
- Exterior is plain and not especially photogenic
- Rooms look narrow/compact despite the 110 sqm listing
- Some finishes and lighting are simple/personal rather than polished dream-home level
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 63/100The cluster sits at the foot of the pre-Alps in the Valsesia area, with wooded hills rising immediately north toward Monte Fenera and the lower Sesia valleys. The Sesia river runs through this part of the valley system a few kilometres east, and Monte Fenera Regional Natural Park is nearby. Alagna Valsesia and the main Monterosa Ski lift base are up-valley at roughly 1 hour to 1 hour 15 minutes by road, which matters for access but is outside the local landscape. Borgosesia is the nearest larger town, with the usual shops and services for the upper Novara-Vercelli valleys. This area is known for the transition from the Po-side plain to the Valsesia foothills and for small industrial settlements set among wooded slopes and vineyard patches around the Boca and lower Sesia hills.
