What it really costs
Can you move in?
Livable, but something basic is worn out

See what needs doing and what each job costs
This is a judicial auction listing ('asta immobiliare') and includes multiple non-standard/non-habitable components: a collapsed building without roof ('collabente privo di tetto'), a deposit used as a home, rural/agricultural buildings, and agricultural land. The headline price of €64,473 for 188 sqm is irrelevant as a normal home purchase because the lot is mixed with land/storage/ruin elements and has major legal/usability risks.
More on the house and the area
The setting has some rural Sicilian appeal with olive trees, land and a covered outdoor area, and the Taormina/near-sea location adds value on paper. But the photos mostly show a very plain, worn house plus unfinished outbuildings, including a roofless collapsed portion, so this feels more like a mixed-condition project than a dream home. It may be usable in part, but the wow factor is limited by the evident condition issues.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€75,000 – €110,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Part of the property is explicitly collabente and roofless.
- Photos show unfinished/raw spaces and very basic exterior condition.
- Auction sale: legal/document checks are essential.
- Livability is unclear despite the 'habitable' label; bathrooms/utilities are not well evidenced.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 82/100The cluster is on the Ionian coast at Giardini Naxos, with the sea on the doorstep and a broad bay below the headland of Taormina. Mount Etna dominates the wider skyline from this stretch of coast, though the volcano itself is beyond the 15 km radius. The Alcantara river valley and the lower Alcantara Gorges are nearby inland; the main gorge area around Motta Camastra is roughly at the edge of the 15 km radius. Taormina is the nearest major centre, with its historic hill town and Greek theatre above the bay. Isola Bella, the small island and nature reserve below Taormina, lies just north of the bay. This coast is known for beach tourism and for its connection with Taormina and the approaches to Etna and the Alcantara valley.
