This is explicitly a 92 sqm rudere in the historic center 2 km from the sea, so I treated it as a full restore at about €1,100/sqm. Effective cost is roughly €150,200 total (~€1,633/sqm), far above the local cheap-stock baseline of €482/sqm, but the Liguria coastal/historic-center setting supports some value.
More on the house and the area
The setting has some appeal: a characterful old-liguria lane, a rare little garden/courtyard, and authentic aged fabric. But this is not a usable home today — it is essentially a ruin/project with serious structural and interior deterioration, so the dream is in the potential rather than the current house.

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Albisola and nearby Celle Ligure are known for the ceramics tradition of this part of the Savona coast.
