What it really costs
See what needs doing and what each job costs
The headline price is only €209/m², below the Veneto townhouse baseline of €406/m², but this is not a straightforward home: the description says the complex includes a ground-floor artisan workshop plus a first-floor residential apartment, so the 450 m² are mixed-use rather than fully habitable residential space. Using a moderate adaptation/renovation estimate of about €350/m², the effective cost rises to about €559/m², which is above baseline; the mixed-use setup is the main reason this looks weak rather than a bargain.
More on the house and the area
This is a real, usable property rather than a ruin: the apartment has a kitchen, bathroom, bedrooms and a livable sitting room, while the roof and structure appear sound. The wow comes more from the amount of space, outbuildings and garden potential for the price than from beauty or setting. It feels practical and adaptable, but not especially dreamy as shown.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
Our read of the photos, €350/m², falls in this band.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Materials only, work you may do yourself€52,000 – €88,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Exterior is functional rather than beautiful, with a workshop/garage-dominant frontage.
- Interiors look dated and need cosmetic updating to feel inviting.
- Setting appears flat and ordinary, with no notable view.
- Ground floor is largely artisanal/lab space, so not all 450 sqm is immediately residential living area.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 58/100This is the southern Padovano plain near the Adige, in a flat agricultural landscape of fields, drainage canals and scattered villages. The Colli Euganei rise to the north at roughly 15 km and are the nearest distinct relief; they form a regional park with volcanic hills, woods, vineyards and spa towns around the margins. Monselice is the nearest larger town in the area, with a walled hill, a castle complex and rail links; Este is also nearby and has a historic centre and the Carraresi castle. The area is known for irrigated agriculture on the plain, with the Euganean hills marking the main landscape feature of daily life nearby.
