What it really costs
See what needs doing and what each job costs
At €38,000 for 155 sqm, the ask is very low (€245/sqm) versus the Veneto townhouse baseline of €406/sqm, and it has a valuable central location plus a 40 sqm terrace. But the listing says it is completely to be restored on three levels, so the estimated renovation burden is about €1,100/sqm, making the effective cost roughly €1,345/sqm; that keeps it from scoring as a top deal despite the cheap entry price.
More on the house and the area
The rooftop terrace with mountain and rooftop views is the clear wow element, and 155 sqm in Vittorio Veneto for €38k has bargain appeal. But the house is explicitly completely to be renovated and the exterior looks tired, so this is more a substantial project than a ready dream home.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€61,000 – €91,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Completely to be renovated.
- Facade and openings look neglected, suggesting major works.
- Only two photos, so interior character and actual livability are unproven.
- On a main town street, so setting is practical rather than idyllic.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100The cluster is at the foot of the Prealpi Trevigiane, with the Cansiglio plateau and forest to the north and the entrance to the Val Lapisina just above the town. Lago di Santa Croce lies roughly 15 km north-west, and the Meschio river runs through Vittorio Veneto. The area is linked to the Prosecco Hills of Conegliano and Valdobbiadene, a UNESCO World Heritage cultural landscape, whose vineyard slopes begin a few kilometres to the south-west around Conegliano. The nearest ski area is Nevegal above Belluno, about an hour by road; Alpago and Cansiglio are used more for walking and plateau landscapes than for major lift-served skiing. Conegliano is the nearest larger town, with rail links, services and a substantial historic centre; Treviso is farther south for a wider range of urban services. The area is known for vineyards, foothill scenery and for the First World War line in the nearby Prealps.
