This is an 80 sqm rustico with no stated habitable condition; the description points to a building-to-restore, so I used about €1,100/sqm renovation, bringing the effective cost to roughly €1,350/sqm (€20,000 + ~€88,000 works). The local baseline is very weak (only 4 comps, median €209/sqm), so I did not rely on it heavily; on absolute plausibility this is only a weak deal unless you specifically want a full restoration project.

The stone farmhouse has real alpine character, with beautiful slate roofs, old masonry and a charming little courtyard/garden setting. But the photos show a bare, empty rustic shell rather than a usable home, with a visibly compromised roof and no finished living spaces. Dreamy as a restoration project, not yet a place you could realistically move into.

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Location score 72/100The cluster sits in the central Aosta Valley with the Pennine Alps close around it and side valleys opening toward higher peaks. The Dora Baltea runs through the main valley. The area is known for terraced vineyards and Chambave wine production on the sunnier slopes above the valley floor. Saint-Vincent and Châtillon are the nearest larger centres in the valley and provide daily services, shops and rail access. The medieval castle of Fénis is within this part of the valley. Ski lifts are not in the immediate 15 km landscape, though the resort valleys of Torgnon and Valtournenche are reached by road farther away.
