What it really costs
See what needs doing and what each job costs
Completely to restore ("completamente da ristrutturare") implies about €1,100/m² renovation; on 370 m² that brings the effective cost to roughly €1,262/m² (€60k + ~€407k), far above the low Veneto townhouse baseline of €406/m². Still, the entry price is extremely low at €162/m² for a very large independent rustic property with garden, which makes it a strong renovation-project deal for the right buyer rather than a turnkey bargain.
More on the house and the area
There is some authentic rustic character here in the old beams, stone walls and attic structure, and the private garden helps the dream a little. But this is clearly a full renovation project rather than a usable home: empty rooms, no bathroom, no kitchen and very rough interiors throughout. At this price and size it has bargain appeal, yet the condition keeps it firmly in project territory.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€147,000 – €216,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Completely to be renovated; not currently livable.
- No bathroom shown and no functional kitchen visible.
- Dark interiors with worn timber, likely requiring major structural and systems work.
- Adjoined to another house, so privacy is limited despite independent entrance.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100Monte Grappa rises immediately above the area, with the Massiccio del Grappa forming the local mountain backdrop and road access climbing from Borso toward the summit area. The Brenta runs nearby at the foot of the massif. Much of the mountain is within the Parco Nazionale Dolomiti Bellunesi catchment only farther away, but locally the relevant protected landscape is the Monte Grappa massif and its war memorial zone rather than a national park. The nearest substantial town is Bassano del Grappa, with a full service centre, historic core, bridge over the Brenta and rail links. The area is known for hang gliding and paragliding from Monte Grappa, for the First World War sites on the massif, and for grappa and other products associated with Bassano del Grappa.
