What it really costs
Can you move in?
Not before the basics are done

This 143 sqm stone farmhouse is completely to be restored and explicitly not currently habitable, so I estimate about €1,100/m² renovation; that brings the effective cost to roughly €246,300, or about €1,723/m² all-in. Against a very low Veneto farmhouse baseline of €297/m² for asking price only, the entry price at €622/m² is already above baseline, so despite the garden, privacy, and proximity to the lake/services, this looks only fair for a full restoration project.
More on the house and the area
This has genuine rustic charm: stone walls, old timber beams and a surprisingly private 800 sqm garden give it real farmhouse character. But it is clearly a project, not a usable home yet—interiors are unfinished and partly raw, with no real living fit-out visible. Dreamy potential is there, but the current wow is capped by the fact that you could not move in without major works.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€57,000 – €84,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Completely uninhabitable as shown; full renovation is needed before living there.
- No kitchen or finished bathroom is visible, and several rooms are still raw/empty.
- Upper levels and circulation look provisional, with exposed structure and basic access elements.
- Setting is pleasant but not especially scenic from the photos; beauty comes more from the stone character and garden.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 71/100The cluster sits in the Prealpi Trevigiane, with the wooded hills that rise toward the Cansiglio and the Belluno Prealps immediately to the north. Lake Revine lies within the area, with the two connected lakes of Lago di Santa Maria and Lago di Lago beside the villages of Revine Lago. The Piave is farther south and does not define the immediate landscape here. Vittorio Veneto is the nearest town of size, with a substantial historic centre and rail links. This is Prosecco country, with vineyards on the surrounding hills; the Conegliano-Valdobbiadene Prosecco hills UNESCO site begins nearby around the Valdobbiadene-Conegliano belt, but Tarzo itself is outside the core celebrated ridge landscape.
