Why this price is what it is

At €90,000 for 360 sqm, the ask is just €250/sqm; with a typical 'needs renovation' allowance of about €700/sqm, effective cost is roughly €950/sqm. That is still reasonable for a large multi-level townhouse with two residential floors plus garages/cellars, and the shell appears legally residential and substantial rather than a ruin; the very low entry price versus the local stock baseline (€421/sqm ask-only) makes this a strong value-add project.

More on the house and the area
What the photos show

The mountain panorama is the main appeal, and the 600 sq m plot plus big balconies give it some potential. But this is clearly an unfinished shell rather than a usable home, with raw interiors and no installed living spaces. At €90k for 360 sq m it has value for a builder-minded buyer, not immediate dream-home wow.

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Materials only, work you may do yourself€71,000 – €126,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Unfinished shell: no windows, doors, bathrooms, kitchen or finishes visible
  • Requires major full fit-out before it is habitable
  • Exterior is plain 1990s concrete/block construction with little character
  • Roadside residential setting with neighboring houses close by

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 55/100

The cluster is in the built-up area of L’Aquila, so the resident setting is an inland city basin rather than open countryside. The Gran Sasso massif rises immediately to the northeast, with Campo Imperatore on the high plateau above the city. The Aterno runs through the valley. Gran Sasso e Monti della Laga National Park begins close to the city and covers the mountains around the basin. The nearest ski lifts are at Campo Imperatore, reached by mountain road in roughly 35–45 minutes, with other lifts at Campo Felice farther west. L’Aquila is the main town of inland Abruzzo and has administrative services, a university, major churches and a substantial historic centre under long post-earthquake reconstruction. The area is known for the Gran Sasso, for saffron from the Navelli side of the wider basin, and for mountain pastoral landscapes in the surrounding highlands.
