What it really costs
Can you move in?
Livable, but something basic is worn out
In the listingHabitableSee what needs doing and what each job costs
At €84,000 for 120 sqm, the ask is €700/sqm; with a habitable-home allowance of about €200/sqm, the effective cost is roughly €900/sqm, well above this stock baseline of €404/sqm in Lombardia. The layout is livable and supported by 19 photos, but the taverna/cantina is still to be finished and there is no strong location premium here.
More on the house and the area
This is a solid, fully usable home rather than a fantasy beauty piece: kitchen, bathrooms, bedrooms and living spaces all look functional and lived-in. The fireplace and wood details add some warmth, but the overall look is fairly ordinary and dated, with no standout views or special exterior charm visible. At €84k for 120 sqm, the value helps the appeal more than the wow factor.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€8,000 – €13,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Exterior and setting are plain, with no proven view from the photos.
- Interiors are habitable but dated in finishes and style.
- Taverna/cantina area is described as needing completion.
- Limited outdoor appeal beyond small balconies; house fronts directly onto the road.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100The cluster sits on the north side of the Valtellina with the Rhaetian Alps above it and the broad Adda valley below. The Adda runs along the valley floor within a few kilometres. This is the central Valtellina wine area, with terraced vineyards on the sunny slope between Sondrio and Tirano; Sassella, Grumello, Inferno and Valgella are the nearby named vineyard zones of Nebbiolo di Valtellina. Sondrio is the nearest town of size and has the main services, railway station and the historic core around Piazza Garibaldi. Tirano is also nearby and is the rail gateway toward the upper valley and Switzerland. The Bernina line begins from Tirano and is UNESCO-listed, though the most dramatic alpine section is farther up the line and does not lie within the immediate surroundings. The nearest ski areas are on the Aprica side and at Chiesa in Valmalenco, both roughly around half an hour to three quarters of an hour by road depending on conditions. The area is known for stone wine terraces, mountain agriculture and Valtellina food traditions such as bresaola and pizzoccheri.
