What it really costs

At €14,000 (€156/m²), the purchase price is very low, but a substantial renovation allowance of about €700/m² puts the estimated all-in cost near €77,000, well above the local €290/m² benchmark. The listing presents a remote Appennine rustico project and does not say whether utilities, structural condition, or residential compliance are already in place.
More on the house and the area
This is an authentic Appennine village rustico with old shutters, tiled roofing and glimpses of wooded mountain scenery among colorful neighboring houses. However, the property itself appears vacant and heavily deteriorated, with no bathrooms or living facilities documented, so it is a renovation project rather than a realistically livable home today. At €14,000 it has strong project-value appeal, but limited immediate dream-home impact.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€18,000 – €32,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

- Full renovation is clearly required; interiors, kitchen and bathroom are not shown.
- Facade has extensive damp, staining and deteriorated plaster, with possible structural and roof maintenance concerns.
- Access is via narrow pedestrian lanes, and there is no visible private garden or usable outdoor area.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 68/100The Ligurian Apennines are the immediate landscape here, with wooded ridges and narrow valleys around the upper Taro basin. The Taro river valley is the main geographic feature of this part of the province. The area lies within reach of the Parco Regionale delle Valli del Cedra e del Parma only farther east, but not inside it. The nearest ski area of note is Zum Zeri in the Apennines, roughly an hour by road depending on the hamlet. The nearest larger town is Borgo Val di Taro, which has the main services for this mountain section of Parma province and a railway on the Parma-La Spezia line. This part of the Apennines is known for woodland, mushrooms and mountain hamlets on the routes between the Po side and the Ligurian side.
