What it really costs
Can you move in?
Livable, but something basic is worn out
Condition not stated in the listingEverything on this list
€76,200 – €83,800
mountain-home owner
A hands-on second-home buyer suits this house best. The river, mountain views, 2,100 m2 plot and nearby Gran Paradiso hiking give it a clear personal use. It could also suit a small holiday project, but the local letting evidence is regional rather than specific to this house.

Is it a good buy: Yes, you are buying below the market
It is a good buy on asking-price arithmetic, with a finished cost below similar Sparone listings. Cuorgnè is 17 minutes away and Gran Paradiso hiking is 35 minutes away, while the thin village market and unproven letting income make resale and returns uncertain.
- What you end up payingAbout 76,200-83,800 EUR: 59,000 EUR asking plus 17,200-24,800 EUR visible work
- What letting might bringAt 53 EUR a night, 90 booked nights would bring 4,770 EUR a year before tax, fees and upkeep
- Years to earn that backAbout 16-18 years against 76,200-83,800 EUR all in, before tax and upkeep
- How easily it sells againThere are 17 listings in Sparone, so this thin market may take time to resell
Lived in and usable today, with a fitted kitchen and a visible tiled bathroom, although the bathroom fixtures are not fully shown. The main work is external: patching render, clearing the overgrown grounds and making the covered terrace usable again. Its mountain view, river access and large plot are the real attractions, not a polished finish.

The area around
Location score 67/100The cluster sits in the Orco Valley at the entrance to the Gran Paradiso side valleys, with the Graian Alps close around the upper valley. The Orco river runs through this stretch of valley. Gran Paradiso National Park begins farther up the valley around Noasca and Ceresole Reale, outside the immediate 15 km radius. The nearest substantial town is Cuorgnè, which provides everyday shops and services; Ivrea is the larger centre for hospitals, rail links and a fuller set of services. This part of the Canavese is known for alpine valley scenery and for access up-valley toward Ceresole Reale and the Gran Paradiso area.
