What it really costs
Can you move in?
Livable, but something basic is worn out
In the listingHabitableSee what needs doing and what each job costs
At €58,000 (€362/m²), the two-apartment townhouse with garage, cellar and 600 m² garden looks affordable upfront, but allowing roughly €32,000 for normal habitable-home updates brings the effective cost to about €563/m² versus a local reference of €425/m². The remote mountain setting suits nature lovers but adds little location premium; the listing says no renovation is needed, though the building dates from 1967.
More on the house and the area
This is a genuinely usable, spacious two-apartment home with a dramatic Abruzzo mountain setting and excellent valley views. The interiors are fully furnished and functional, with kitchens, bathrooms, bedrooms, heating and a fireplace, though the decor is dated rather than stylish. Its low price and 160 sqm of ready-to-live-in space make the mountain location especially compelling.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€11,000 – €18,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Interiors are habitable but dated and heavily furnished, so cosmetic updating may be desirable.
- The home appears close to a road with guardrails, which may mean some traffic noise and limited privacy.
- The advertised 600 sqm garden is not clearly shown in the gallery.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 61/100The cluster sits in the upper Roveto Valley on the eastern side of the Monti Simbruini and the Ernici-Abruzzo Apennine border country. The Liri river valley runs through this area. The Parco Naturale Regionale dei Monti Simbruini lies nearby to the west, and the Abruzzo, Lazio e Molise National Park begins a short distance to the east around Balsorano and the higher valleys, but the village itself is in a settled mountain valley rather than inside a major protected core. The nearest ski lifts are the small Campo Staffi area above Filettino, roughly an hour by road, and they are not in the immediate 15 km landscape. The nearest larger town is Sora, which provides the main services, shops and rail connections for the valley. Balsorano nearby is known for its castle above the Liri valley. This is a lived-in Apennine valley with wooded slopes, river corridor and small hill settlements, but without a single nationally famous feature inside the immediate radius.
