What it really costs
Can you move in?
Not before the basics are done
In the listingNeeds renovationSee what needs doing and what each job costs
The €45,000 asking price is attractive at €398/m², but the property is completely to restore: estimated renovation brings the effective cost to about €1,498/m², far above the local €311/m² reference. The Dolomites setting, private garden and panoramic views add appeal, but the renovation burden is substantial.
More on the house and the area
The Dolomites backdrop is genuinely spectacular, and the 19th-century mountain farmhouse has authentic stone, timber, traditional shutters, a private garden, and strong character. However, this is clearly a substantial renovation project rather than a move-in home: parts of the roof and outbuildings are badly deteriorated, while the interior is basic and dated.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€45,000 – €66,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Completely renovation-required, with visibly deteriorated roof structures and exterior fabric.
- The rustic outbuildings/interiors appear partly storage-like and not fully habitable.
- Renovation scope may include structural, electrical, plumbing, heating, and bathroom upgrades.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 91/100The cluster sits in the Dolomites, in the Agordino basin below groups such as the Pale di San Martino, Marmolada and the Civetta-Moiazza chain. The Cordevole river runs through Agordo. The Dolomiti Bellunesi National Park begins just south and west of the town, and the wider Dolomites are a UNESCO World Heritage site. The nearest major ski areas are in the Arabba-Marmolada and Civetta zones, reached by mountain roads in roughly 30 to 45 minutes depending on the base lift. Belluno is the nearest larger town, with full services and rail links. The area is known for alpine valleys, climbing and access to some of the classic Dolomite massifs.
