See what needs doing and what each job costs
This 138 m² property is being sold through a judicial auction, with a minimum bid of €46,267 (€335/m²), so it is not a straightforward purchase. It also needs major renovation for infiltration damage, damp, an old electrical system, and removal and replacement of the terrace covering.
More on the house and the area
This is a sizable three-level town property in central Capoterra, with a terrace and convenient urban surroundings, but the photos do not prove any visual charm or special setting. It is not currently a ready-to-live-in home: damp damage, infiltration, old systems, and missing documented bathrooms make it a renovation project despite the attractive floor area and price.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€55,000 – €81,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Needs substantial renovation, including damp remediation and an outdated electrical system.
- Infiltrations have damaged parts of the structure; the terrace covering must be removed and replaced compliantly.
- No bathrooms or kitchens are documented, and the listing provides no interior property photos to verify livability.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 68/100The cluster lies on the Campidano plain at the foot of the Sulcis mountains. The Santa Lucia river crosses Capoterra and reaches the coastal lagoons and saltwater ponds around the Gulf of Cagliari, an important wetland area for birdlife. Monte Arcosu, inside the WWF reserve and connected to the larger forested massif of the Sulcis, is within this radius. The long urban and beach strip of the Gulf of Cagliari begins nearby, with La Maddalena Spiaggia in the Capoterra area. Cagliari is the nearest city of size and has the port, airport, university, major services and the historic districts around Castello. The area is known for wetlands, flamingos in the wider gulf system, and the wooded Sulcis uplands just inland.
