What it really costs
Can you move in?
Livable, but something basic is worn out
In the listingHabitableSee what needs doing and what each job costs
At €80,000 (€1,000/m²), the estimated effective cost is about €1,200/m² after allowing for habitable-condition work, roughly twice the local €585/m² benchmark. The detached home, 1,000 m² garden and location 4 km from the sea add value, but the price is not a clear bargain and the listing notes only a sewer connection predisposition.
More on the house and the area
A cheerful, highly photogenic single-level villa with distinctive arched portico, sunny yellow façades, a fireplace, and a substantial private garden. It appears to be a genuine habitable home rather than a renovation shell, with enough space for family living and outdoor life. The lack of a sea view and the somewhat utilitarian interiors keep it below dream-home territory, but €80,000 for an independent 80 sqm house with roughly 1,000 sqm of land is compelling.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€5,000 – €9,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Only the living room is shown indoors; the kitchen and bathroom condition should be verified.
- The garden is spacious but currently dry and somewhat overgrown, so it needs landscaping and maintenance.
- Water comes from a private well, LPG is supplied by tank, and the property appears prepared for—but not yet connected to—the public sewer.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 39/100This is the Agro Pontino plain between Rome and the Lepini Hills, with low flat reclaimed farmland around the town and the Tyrrhenian coast a few kilometres west. The nearest coast is the stretch between Torvaianica, Lavinio and Anzio-Nettuno, with sandy beaches and dune remnants in places. The Parco Nazionale del Circeo lies farther south and does not fall inside the immediate landscape here. Anzio and Nettuno are the nearest larger coastal centres, with ports, services and railway links; Rome is the major city to the north for work and transport. Aprilia sits in a heavily settled road corridor with industry, logistics and dispersed modern development typical of the Pontine plain.
