What it really costs

At €15,000 for 88 m², the asking price is exceptionally low, but the house is explicitly described as totally to renovate; at an estimated €1,100/m², the all-in cost is about €1,270/m² versus €389/m² for comparable homes in Noto. The 2,000 m² plot adds potential, but urban-planning feasibility and development permissions are not confirmed.
More on the house and the area
The rural Sicilian setting has genuine appeal, with a large natural plot, mature trees, dry-stone walls, and open countryside around Noto. However, the house itself looks neglected and is presented as a full renovation project; it is a promising low-cost canvas rather than a beautiful, ready-to-live-in home.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€35,000 – €51,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- The property is advertised as completely needing renovation and is visibly heavily overgrown.
- No usable interior, kitchen, or bathroom is shown, so actual livability is unproven.
- Verify utilities, access, structural condition, and planning permissions before assuming the 2,000 m² land can support a home, pool, or rental project.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 73/100The cluster is in the Hyblaean plateau country south of Noto, with low limestone hills cut by dry valleys and a farmed landscape of olive groves, almond trees and stone-walled fields. The nearest marked natural feature is the Cava Grande del Cassibile area, a deep limestone gorge and nature reserve within roughly this radius. The Ionian coast is outside the immediate 15 km radius, but the Vendicari wetlands and beaches are part of the wider area south-east of Noto. Noto is the nearest town of size and has a large Baroque historic centre rebuilt after the 1693 earthquake; the Val di Noto late-Baroque towns are a UNESCO World Heritage Site. The area is known for Baroque townscapes, limestone canyon country, and almond and olive cultivation.
