What it really costs
See what needs doing and what each job costs
At €24,900 for 80 sqm, the ask is €311/sqm versus a local baseline of €393/sqm, so the sticker price is clearly cheap. But the description is sparse and gives no clear condition; assuming a needs-renovation budget of about €700/sqm, the effective cost is around €1,011/sqm, which keeps this in good-not-exceptional territory despite the historic-centre position.
More on the house and the area
The house has a pleasing old-village position on a photogenic cobbled lane, plus a small balcony with a nice view over rooftops and green hills. It is a real, usable home rather than a shell, with floors, windows, kitchen and bedrooms in place, but the interiors are simple, dated and need meaningful cosmetic updating. At this price, the livability and view create some dream value, though it is not a standout beauty inside.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€16,000 – €28,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Interior is very dated and needs clear modernization.
- Bathroom looks basic and worn, with likely renovation needed.
- Some rooms appear dark and plain with limited character.
- Steep historic-lane access may not suit everyone.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100The cluster is in the Gennargentu mountains. The Flumendosa basin and the mountain valleys around Aritzo shape the area, with chestnut woods and upland pasture typical of this part of Barbagia. The Parco Nazionale del Golfo di Orosei e del Gennargentu was planned here but never fully established as a national park; the area instead falls within the Gennargentu massifs and nearby protected mountain zones of central Sardinia. The nearest ski lifts are at Bruncu Spina on the Gennargentu, roughly half an hour to three quarters of an hour by road depending on conditions. The nearest town of some size is Sorgono, while Nuoro is the main larger centre for services farther away. Aritzo is known in Sardinia for mountain chestnuts and for being one of the historic upland settlements of the island’s interior.
