What it really costs
See what needs doing and what each job costs
At €34,000 for 240 sqm, the ask is just €142/sqm versus a €414/sqm local baseline, but the description says the upper apartment is in rough shell condition and 'completamente da ristrutturare', so I used a heavy renovation cost of about €1,100/sqm. That pushes the effective cost to roughly €1,242/sqm, well above the baseline; large size, independence and 43 photos help, but this is more a big restoration project than a bargain.
More on the house and the area
This has some authentic rustic character outside, a mountain-village backdrop, and a strikingly low price for the size. The key limit is condition: it is not a romantic move-in home, but a large, partly unfinished property with service-style interiors and real renovation still needed. It feels usable in parts, yet more like a value-heavy project than an instant Italian dream house.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€95,000 – €140,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Part of the house is explicitly in rough/unfinished condition and needs full renovation.
- Interiors shown feel more former commercial/basic utility space than a ready home.
- Located directly on the provincial road, so setting is not especially peaceful or secluded.
- Only one bathroom is confirmed in the facts for a very large 240 sqm property.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 71/100The cluster is in the Valli di Lanzo at the foot of the Graian Alps, with steep wooded slopes rising directly above the valley. The Stura di Lanzo runs through the valley here. The Parco Naturale La Mandria lies down toward the Turin plain, and the higher Lanzo valleys lead toward the protected alpine area of the Parco Nazionale del Gran Paradiso farther west. The nearest ski areas are the small lifts of the Lanzo valleys, such as Ala di Stura and Balme, reached by mountain road in roughly half an hour to an hour depending on snow and the exact valley. Ciriè is the nearest town of some size for daily services, and Turin is the main city down the valley with the full range of rail links, hospitals and major retail. The area is known for the Lanzo valleys, chestnut and mixed woodland on the lower slopes, and old stone mountain villages higher up the side valleys.
