At €40,000 for 112 sqm, the ask is just €357/sqm, essentially in line with the local low-stock baseline of €363/sqm; but the listing is explicitly 'completamente da ristrutturare', so using about €1,100/sqm renovation puts the effective cost near €1,457/sqm. The very low entry price, historic-center mountain setting, and usable house structure make it appealing as a project, but it is not a clear discount versus baseline once full restoration is included.

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

The Avisio river valley is the main valley nearby. Paneveggio Pale di San Martino Natural Park lies farther east beyond the immediate 15 km radius. The nearest ski lifts are in the Alpe Cermis and Val di Fiemme system, roughly half an hour by road depending on the starting point. Cavalese is the nearest town of size, with the valley’s main services and a substantial historic centre. The area is known for terraced vineyards of the Val di Cembra and for mountain villages between the Cembra and Fiemme valleys.
