See what needs doing and what each job costs
At €29,000 (€362/m²), the purchase price looks low, but renovation at roughly €700/m² brings the effective cost to about €1,062/m²—far above the local comparison level of €356/m². The renewed roof, private courtyard, two bathrooms and parking are positives, but the listing still requires substantial work and attic recovery is only subject to planning approval.
More on the house and the area
This is a real, functioning mountain townhouse with a working kitchen, bedrooms, bathrooms, fireplace, balcony, private courtyard, and strong green valley views. Its old wooden details, traditional furnishings, and covered upper spaces give it genuine character, although the property is dated rather than move-in polished and the attic is still a project.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€16,000 – €28,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- The interiors are fully usable but dated and will need renovation or cosmetic modernization.
- The attic has attractive potential but needs proper evaluation and possible conversion work.
- The bathroom, exterior finishes, balcony railings, and some roof/wood elements appear tired and should be checked carefully.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100The cluster is in the Valsesia, with the Pennine Alps closing the valley to the north and lower wooded pre-Alpine slopes around the town. The Sesia river runs through Varallo. The Sacro Monte di Varallo above the town is a UNESCO World Heritage site. Alagna Valsesia, the main ski base under Monte Rosa, is up-valley at about 35 km by road, so it is outside the immediate area. Varallo is the main town of the middle valley and has a substantial historic centre and services for the surrounding mountain communities. The area is known for the Valsesia valley landscape and for the Sacro Monte pilgrimage complex.
