Why this price is what it is

At €65,000 (€275/m²), the price is near the local benchmark, but substantial restoration could add about €212,400, bringing the effective cost to roughly €1,175/m². The 11,000 m² olive grove and panoramic setting add value, but only two photos and limited technical information make this a weak renovation proposition.

More on the house and the area
What the photos show

This is a highly characterful historic farmhouse with aged stone-and-plaster walls, traditional tiled roofs, mature olive trees, a large garden, and a convincing panoramic setting. The 11,000 m² olive grove and reported kitchen, bathrooms, bedrooms, cellar, and fireplace suggest a real house rather than an empty shell, but the visibly deteriorated rear elevation and renovation requirement keep it well below dream-home territory for now.

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Materials only, work you may do yourself€47,000 – €83,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Substantial renovation appears necessary, especially to the rear/side structures and interiors.
  • Only two exterior photos are provided, so the actual interior condition and usability are uncertain.
  • The property includes extensive olive land, which brings ongoing maintenance and access considerations.

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 72/100

The Pollino massif rises immediately to the north and east, with the lower slopes and gorges of the Pollino National Park within the local area. The Coscile river runs by Castrovillari and joins the Esaro nearby, in the broad valley between the mountains and the plain of Sibari. The nearest ski area is Monte Sirino in Basilicata, roughly 1 hour 15 minutes to 1 hour 30 minutes by road, so it is not part of the immediate landscape. Castrovillari is the main town of this part of northern Calabria, with a substantial historic centre, services, hospital and courts. The area is known for its position at the foot of Pollino and as the gateway between the massif and the Ionian plain.
