Why this price is what it is

The €40,000 asking price is only €133/m², but renovation at roughly €700/m² brings the effective cost to about €833/m²—well above the €311/m² local benchmark. Its Dolomites setting and proximity to the historic center add value, but the listing does not clarify the building’s systems, roof condition, or renovation scope.

More on the house and the area
What the photos show

A traditional multi-storey mountain house with attractive shutters, timber balconies, stone details, and an exceptional Dolomites panorama. Its €40,000 price for 300 sqm is striking, but the property appears to need significant renovation and the unfinished interior provides no proof of a functioning home.

€105,000 – €150,000

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Materials only, work you may do yourself€59,000 – €105,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Substantial renovation is clearly needed; the gallery shows an unfinished attic and visibly weathered façades.
  • No bathrooms or bedrooms are reported, so current livability is unproven.
  • The very low price reflects the 300 sqm renovation project rather than a ready-to-live-in home.

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 89/100

The Dolomites are the immediate setting, with Monte Antelao above the Cadore valley and the Marmarole group close by. The Piave runs through Cadore nearby, and Lake Centro Cadore lies a few kilometres west. Part of the area falls within the Dolomiti Bellunesi National Park to the south-west, while the Dolomiti d'Ampezzo park area begins farther north around Cortina. Skiing is part of daily geography here: the nearest lifts are at Auronzo-Monte Agudo and San Vito di Cadore, both roughly 20–30 minutes by road, with Cortina d'Ampezzo farther on. Pieve di Cadore is the nearest larger centre and has the basic services of upper Cadore; Belluno is the provincial capital farther down the valley. Cadore is known for alpine landscapes, timber and eyewear manufacturing, and for Titian at nearby Pieve di Cadore. The Dolomites are a UNESCO World Heritage site.
