At €22,000 (€193/m²), the 114 m² house needs renovation estimated at about €79,800, bringing the effective cost to roughly €893/m² versus a local reference of €353/m². The independent layout and private garden are positives, but the renovation burden makes this weak value.
More on the house and the area
This is a substantial independent rural house with a generous private garden and open Veneto countryside around it, offered at an unusually low price. However, it is explicitly a renovation project and not currently a usable home, with no finished interiors shown; the appeal is mainly the land and transformation potential rather than existing beauty.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€22,000 – €40,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Requires a complete renovation before it is livable; the gallery shows no finished interiors, kitchen, or bathrooms.
- Exterior walls and roof appear substantially intact, but the condition of utilities, floors, windows, and structure is unclear.
- Large private garden and open farmland setting are attractive, but the house itself has limited architectural character or views.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100The cluster sits at the foot of the Euganean Hills (Colli Euganei), a compact group of volcanic hills that rises directly from the plain within the 15 km radius. The Euganean Hills Regional Park covers much of this landscape. Este itself is the nearest town of size and has a walled historic centre and the Carraresi Castle. Monselice is also nearby and is known for its hilltop Rocca and the route of the Seven Churches. The area is known for vineyards, olive growing, and thermal spa towns on the edge of the hills such as Abano Terme and Montegrotto Terme.
