Why this price is what it is

At €545/m², adding an estimated €22,000 for a habitable but customizable home brings the effective cost to about €745/m², well above the local reference of €402/m². The garage, cellar, 70 m² outdoor area and attic expansion potential add value, but the asking price is not a bargain.

More on the house and the area
What the photos show

A genuinely beautiful hillside setting with sweeping mountain-and-valley views, greenery, and a small private outdoor area. The main house is a real, furnished, habitable home with traditional details, wood floors, terrazzo, and generous rooms, though the décor and finishes are dated. The unfinished mansard and rough accessory space reduce the move-in polish, but this is still a strong cheap-home prospect rather than a renovation shell.

Updating, not renovation
€22,000 – €31,000

Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.

Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.

Materials only, work you may do yourself€7,000 – €12,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

What worries us about this house
  • The main living areas are habitable but visibly dated and would benefit from cosmetic updating.
  • The mansard/attic appears unfinished or mainly storage space rather than ready living accommodation.
  • Only one bathroom is shown/listed, and the property’s hillside access and practical services should be verified.

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 72/100

The cluster is at the foot of the Prealpi Trevigiane, with the Cansiglio plateau and the Belluno Prealps within about 15 km. The Meschio river runs through Vittorio Veneto. Lake Revine lies a few kilometres to the west. The nearest ski lifts are the small slopes on the Cansiglio plateau, roughly 30–40 minutes by road; the main Dolomite ski areas are much farther and do not define the immediate setting. Conegliano is the nearest larger town, with rail connections, services and a substantial historic centre, and Treviso is the nearest small city. The hills south-west of here are part of the Prosecco Hills of Conegliano and Valdobbiadene UNESCO World Heritage site, though the core vineyard landscape is not centred on Vittorio Veneto itself. The area is known for the 1918 battle of Vittorio Veneto and for vineyards on the lower hills toward Conegliano.
