What it really costs

At €22,000 (€319/m²), the house looks cheap upfront, but its renovation pushes the estimated all-in cost to about €70,300, or €1,019/m²—far above the local €353/m² benchmark. The independent layout and private garden are positives, but the remote inland setting and substantial works weaken the deal.
More on the house and the area
The strongest feature is the open countryside setting with a broad Euganean Hills view and a generous private garden. The house has an intact roof and a recognizable two-storey structure, but it is a plain, weathered renovation project with no verified livable interior; the attractive rooms shown are only renderings. At €22,000 it offers a very cheap route to a rural home, but the wow appeal depends heavily on the future renovation.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€14,000 – €24,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- The property is explicitly sold as needing renovation and is currently an empty project rather than a move-in-ready home.
- The interiors shown are computer-generated proposals, not photographs of the existing condition.
- The exterior has weathering, neglected grounds, barred windows and likely requires substantial updating of utilities and finishes.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100The cluster sits at the foot of the Euganean Hills (Colli Euganei), a compact group of volcanic hills that rises directly from the plain within the 15 km radius. The Euganean Hills Regional Park covers much of this landscape. Este itself is the nearest town of size and has a walled historic centre and the Carraresi Castle. Monselice is also nearby and is known for its hilltop Rocca and the route of the Seven Churches. The area is known for vineyards, olive growing, and thermal spa towns on the edge of the hills such as Abano Terme and Montegrotto Terme.
