Why this price is what it is

At €80,000 for 750 m², the €107/m² asking price looks low, but estimated renovation at about €700/m² puts the effective cost near €807/m²—well above the local €327/m² benchmark. The very large building requires renovation, and the listing does not explain the building’s structural condition or renovation scope in enough detail.

More on the house and the area
What the photos show

This is a photogenic historic stone-and-brick palazzo with strong character and an unusually large attached orchard-like plot. However, it is sold entirely as a renovation project, with no interiors shown and no evidence that the house is currently usable or move-in ready.

€263,000 – €375,000

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Materials only, work you may do yourself€149,000 – €263,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Substantial renovation is explicitly required; current livability is unclear.
  • No interior photos are provided, so the condition of floors, rooms, bathrooms, kitchen, and utilities cannot be verified.
  • The very large 750 m² building may involve significant structural, roofing, and restoration costs.

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 57/100

The area lies on the inland side of the Costa degli Dei around Vibo Valentia, with low hills of olive groves and fields descending toward the Tyrrhenian. The Mesima valley is nearby inland, and the Calabrian Serre rise farther to the east. The nearest coast is the Tyrrhenian at Vibo Marina and the Gulf of Sant’Eufemia. Vibo Valentia is the nearest town of size, with full services and a historic upper town on a hill. Tropea and the better-known cliff coast are farther up the shore, useful for outings but outside the immediate landscape. The area is known mainly for ordinary Calabrian hill agriculture and for access to the Vibo-Tropea stretch of coast.
