The €15,000 asking price is very low at €188/m², but the stated full renovation could add roughly €56,000, bringing the effective cost to about €888/m² versus a local reference of €356/m². Its position about 500 metres from the town centre and independent layout add value, but the renovation burden largely offsets the cheap entry price.
More on the house and the area
This is an exceptionally cheap, compact townhouse with a distant mountain glimpse, traditional shutters, and a distinctive enclosed veranda. However, the interiors are heavily dated and visibly deteriorated, with peeling ceilings and a bathroom that needs renewal; it is a renovation project rather than a ready-to-live-in dream home.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€16,000 – €28,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

No mains drain: add €2,000–4,500 for a septic tank. Listings never say, so ask.
- Requires substantial renovation, including peeling ceilings, dated finishes, and a very tired bathroom.
- External stairs, narrow access, and the enclosed veranda may limit comfort and accessibility.
- No energy rating is provided; utilities and structural condition should be verified.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 78/100The cluster sits in the upper Po valley at the foot of Monviso, with the Cottian Alps closing the western horizon. The Po rises above Paesana on the slopes below Monviso, and Crissolo with the source area is within the local mountain basin. The Monviso area is protected by the Parco del Monviso and connects to the cross-border Monviso biosphere area. The nearest ski lifts are the small facilities around Crissolo on the Monviso side, roughly 15 minutes by road from Paesana. Saluzzo is the nearest larger town, about half an hour away, with a substantial historic centre and everyday services. The area is known for mountain pasture landscapes, stone hamlets in the valley side villages, and fruit growing on the lower valley floor, especially the local chestnut and apple zone around Paesana.
