At €400/m², the asking price is below the local €505/m² benchmark, but partial renovation could bring the effective cost to about €900/m² after an estimated €100,000 of works. The central Marradi location and two residential apartments add value, while the listing does not clearly state the remaining renovation scope or property condition.
More on the house and the area
This large central Marradi property has genuine historic appeal, with exposed stone walls, timber ceilings, brick arches, vaulted cellar spaces, and a lovely green valley view. However, much of the 200 sqm is clearly unfinished or stripped back to shell condition, so it is a substantial restoration project rather than a usable home today.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
Our read of the photos, €500/m², falls in this band.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Materials only, work you may do yourself€23,000 – €39,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Major renovation is required: several rooms are bare stone shells with unfinished floors and exposed masonry.
- No finished kitchen or bathroom is shown, and the property does not appear move-in ready.
- Roof and structural condition, utilities, damp, and renovation permissions need careful verification.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 69/100The cluster is in the Apennines, in the upper Lamone valley near the border between Tuscany and Romagna. The Lamone river runs through Marradi and the surrounding landscape is wooded mountain slopes, chestnut country and small valleys. The Parco nazionale delle Foreste Casentinesi, Monte Falterona e Campigna begins east of here, with its forested ridges within roughly this mountain area. The nearest skiing is the small lift area around Campigna and Mount Falco, reached by a mountain drive of about an hour depending on the road. Marradi itself is a small service centre with a railway station on the Faenza-Florence line, basic shops and schools. The area is known for chestnuts, especially the Marrone di Marradi.
