At €49,000 (€700/m²), the estimated all-in cost is about €900/m² after a modest €200/m² allowance, well above the local comparison level of €356/m². The independent house, garage, cellar, balcony and heating are positives, but only one photo is provided and the energy performance is not stated.
More on the house and the area
A solid, characterful village townhouse with a long balcony, shutters, planted frontage, and a practical garage/cellar arrangement. It appears genuinely habitable rather than a ruin, with heating and air conditioning, but the exterior is fairly ordinary and the unfinished attic means this is more a livable bargain than a dream-home showstopper.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€5,000 – €8,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Only one exterior photo is provided, so the interior condition and layout cannot be verified.
- The large attic is unfinished and the exterior appears dated, with likely cosmetic updating needed.
- Townhouse access and parking maneuverability may be tight despite the included double garage.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 71/100The cluster is in the Valli di Lanzo at the foot of the Graian Alps, with steep wooded slopes rising directly above the valley. The Stura di Lanzo runs through the valley here. The Parco Naturale La Mandria lies down toward the Turin plain, and the higher Lanzo valleys lead toward the protected alpine area of the Parco Nazionale del Gran Paradiso farther west. The nearest ski areas are the small lifts of the Lanzo valleys, such as Ala di Stura and Balme, reached by mountain road in roughly half an hour to an hour depending on snow and the exact valley. Ciriè is the nearest town of some size for daily services, and Turin is the main city down the valley with the full range of rail links, hospitals and major retail. The area is known for the Lanzo valleys, chestnut and mixed woodland on the lower slopes, and old stone mountain villages higher up the side valleys.
