At €70,000 (€196/m²), this is currently a D10 agricultural stable rather than a legal dwelling, with residential conversion only described as a future project. The old roof and walls, unfinished areas, and uncertain change-of-use approval make the €1,100/m² renovation estimate highly speculative.
More on the house and the area
A handsome historic brick farmhouse/stable surrounded by mature gardens, farmland and impressive views toward lakes and distant mountains. The setting and large grounds are genuinely appealing, but this is still primarily a three-level agricultural building with no bathrooms or bedrooms reported, so it is a substantial conversion project rather than a ready-to-live-in home.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€141,000 – €209,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

- This is an agricultural stable classified D10, not currently a residential home.
- No bedrooms or bathrooms are reported, and substantial renovation is needed.
- Residential conversion and permitted uses would need to be verified; some areas retain original walls and roofing.
- Access and utilities appear partly available, but full residential systems are not confirmed.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 55/100The cluster is inside the built-up area of the city of Modena, the provincial capital in the Emilia-Romagna section of the Po plain. The landscape within about 15 km is the flat Pianura Padana (Po Valley) with intensive agriculture, orchards, vineyards and food-processing and light-industrial zones. The Secchia (to the west) and the Panaro (to the south-east) are the nearest rivers. Nonantola, with its medieval abbey, lies roughly 8–10 km north-west of central Modena. Inside the city the Duomo (Cathedral), Torre Civica and Piazza Grande form a UNESCO World Heritage Site. Modena contains the Museo Enzo Ferrari and the museum dedicated to Luciano Pavarotti, and hosts the University of Modena and Reggio Emilia, a regional hospital and a mainline railway station. The surrounding province is a centre for traditional balsamic vinegar (Aceto Balsamico Tradizionale di Modena), Parmigiano-Reggiano cheese and Lambrusco wine production, and the high-performance automotive sector in nearby towns (Maranello and Modena workshops). The A1 motorway and the national rail corridor serve Modena; the nearest major airport is Bologna Guglielmo Marconi.
