Condition not stated in the listingSee what needs doing and what each job costs
At €39,000 (€722/m²), the estimated effective cost is about €76,800 or €1,422/m² after allowing €700/m² for an unclear renovation condition, versus a €356/m² local benchmark. The house has a sound roof and attractive mountain features, but it is reachable only on foot and road access would require an additional €15,500 consortium payment, making the logistics a major drawback.
More on the house and the area
This is a genuinely atmospheric mountain refuge with exceptional Valchiusella views, traditional stone-and-slate architecture, covered terraces, fireplaces, and strong historic character. Unlike a bare shell, it appears to have a working kitchen, bathroom, bedrooms, roof, and usable living spaces, but the condition is highly rustic and the extreme pedestrian access makes it a lifestyle project rather than an easy everyday home.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€11,000 – €19,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- The house is currently reachable only on foot via roughly a 30-minute trail with about 200 m of elevation gain.
- Interiors are functional but very basic and rustic, with visibly aged timber, masonry, wiring, and covered terrace structures.
- Utilities and winter logistics need careful verification; hot water uses bottled gas and heating appears limited.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 73/100The cluster is in the Valchiusella under the Graian Alps, with steep wooded slopes, side valleys and alpine pastures within a few kilometres. The Chiusella stream runs through the valley. The area is close to the Mont Avic and Gran Paradiso mountain country, though the national park itself is outside the immediate radius. The nearest ski terrain is the small lift area at Palit above Frassinetto, roughly 30–40 minutes by road, with larger resorts farther away in the Aosta Valley. Ivrea is the nearest town of size, with full services and a substantial historic centre; it is also a UNESCO site for the 20th-century Olivetti industrial city, though that status is in the town rather than the valley. The valley is known for mountain walking, climbing on local crags, and old mining sites around Traversella.
