At €722/m², the asking price is already 82% above the local median of €397/m²; allowing about €700/m² for the project-oriented condition puts the effective cost near €1,422/m². This is a remote mountain hamlet reachable on foot, and the listing does not say whether the house is currently habitable.
More on the house and the area
An exceptionally atmospheric stone-and-slate mountain house in a tiny Valchiusella hamlet, surrounded by dramatic wooded peaks, terraces, and valley views. The kitchen, bedrooms, and living spaces are functioning and characterful rather than an empty shell, but the house is basic and several parts need serious repair. Its walk-only access makes this a compelling retreat or lifestyle project more than an easy full-time home.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€11,000 – €19,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Access is on foot in a remote mountain hamlet at 1,164 m, which may be impractical for daily living.
- The main living areas appear usable, but the property is very rustic and needs renovation and maintenance.
- Some roof timbers, terrace areas, plasterwork, and secondary spaces show significant age and weathering.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 73/100The cluster is in the Valchiusella under the Graian Alps, with steep wooded slopes, side valleys and alpine pastures within a few kilometres. The Chiusella stream runs through the valley. The area is close to the Mont Avic and Gran Paradiso mountain country, though the national park itself is outside the immediate radius. The nearest ski terrain is the small lift area at Palit above Frassinetto, roughly 30–40 minutes by road, with larger resorts farther away in the Aosta Valley. Ivrea is the nearest town of size, with full services and a substantial historic centre; it is also a UNESCO site for the 20th-century Olivetti industrial city, though that status is in the town rather than the valley. The valley is known for mountain walking, climbing on local crags, and old mining sites around Traversella.
