What it really costs

Can you move in?

Livable, but something basic is worn out

Why this price is what it is

At €48,000 (€274/m²), the purchase price is below the local €353/m² reference, but substantial renovation at roughly €700/m² brings the estimated all-in cost to about €170,500, or €974/m². The historic-center setting, garage, and potential for two apartments add value, but the listing does not establish that the conversion or subsidies are actually approved.

More on the house and the area
What the photos show

This is a substantial, authentic 1930s townhouse in Pieve Tesino’s historic center, with warm parquet floors, a characterful wooden staircase, high ceilings, and a very low price for 175 sqm. The main living areas appear usable but heavily dated, while the attic/roof space looks rough and storage-like, so this is a renovation project rather than a move-in dream home.

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Materials only, work you may do yourself€35,000 – €62,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Advertised as needing renovation, with dated interiors and an unfinished-looking attic/roof space.
  • The roof structure and building systems should be professionally inspected.
  • No attractive exterior, garden, or panoramic view is shown.
  • The feasibility of creating two apartments and obtaining subsidies requires verification.

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 74/100

The cluster is in the eastern Trentino mountains, in the Tesino basin, with the Lagorai chain and the Cima d’Asta group within the surrounding 15 km landscape. The area is cut by the Torrente Grigno system and sits close to the headwaters and wooded valleys that descend toward the Valsugana. Much of the surrounding high ground falls within or against the Parco Naturale Paneveggio – Pale di San Martino on the eastern side of the basin. The nearest ski area of note is Passo Brocon, roughly a 20–25 minute drive, with local lifts and winter access for the Tesino plateau. The nearest larger town is Borgo Valsugana, which has a railway station, shops and services in the Valsugana corridor. The area is known for mountain pasture, forest, and small historic settlements of the Tesino plateau.
