Why this price is what it is

At €478/m², the asking price is about 19% above the local €402/m² benchmark before renovation. The listing does not say whether the 178 m² townhouse is habitable or needs work, so the estimated all-in cost rises to roughly €1,178/m² and remains uncertain.

More on the house and the area
What the photos show

A substantial Veneto townhouse with attractive wooden ceilings, traditional shutters, old tiled floors, and a fireplace, plus a green hillside garden behind it. The main living areas appear usable, but other rooms have visible damp and deterioration, so this is a characterful home needing meaningful refurbishment rather than a turnkey dream house.

€62,000 – €89,000

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Materials only, work you may do yourself€35,000 – €62,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

What worries us about this house
  • The house fronts directly onto a fairly busy-looking road, which may mean traffic noise and limited privacy.
  • Parts of the interior show damp, peeling plaster, aging windows, and general maintenance needs.
  • With 178 sqm but only one bathroom, the layout and systems should be checked carefully.

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 88/100

The cluster sits in the hilly Prosecco zone between Conegliano and Valdobbiadene, inside the Conegliano Valdobbiadene Prosecco Superiore DOCG production area. The "Hills of Prosecco di Conegliano and Valdobbiadene" are a UNESCO World Heritage Site. The municipality of Valdobbiadene includes the Cartizze hill, a named cru within the Valdobbiadene area used for a distinct Prosecco subzone. The landscape within the 15 km radius is dominated by vineyard-covered rolling hills planted to Glera and by scattered villages and farmsteads rather than continuous urban fabric. The area lies on the foothills of the Venetian Prealps; higher alpine relief (the Dolomites) is farther to the north-east. The Piave river valley runs to the north-east of the hills. Nearest town of size is Conegliano (about 10–15 km) with a railway station on the Venice–Udine line and local services; Treviso (provincial city and airports) lies to the south at roughly 30 km and Venice is about 60–70 km away. There is no national or regional park inside the immediate hills and there are no ski lifts within a 15 km radius (Dolomite ski areas require a longer drive, roughly 1.5–2 hours). The area is known for Prosecco production, vineyard landscape and associated wine tourism.
