Why this price is what it is

At €55,000 for 40 m², the effective cost is about €1,575/m² after a modest habitable-property allowance, far above comparable local pricing. The lakefront holiday setting is attractive, but this is a chalet on leased campsite land with an approximately €3,400 annual fee, rather than a conventional house with owned land.

More on the house and the area
What the photos show

A very tidy, warm wooden chalet with a genuinely usable kitchen, bathroom, two bedrooms and an especially appealing covered veranda. The mountain setting and mature trees are attractive, while the advertised proximity to Lake Lugano adds strong holiday appeal even though the lake itself is not visible in the photos. It is move-in ready, but the leased campsite arrangement and holiday-home restrictions make it less compelling as a true full-time Italian home.

Updating, not renovation
€8,000 – €11,000

Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.

Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.

Materials only, work you may do yourself€3,000 – €4,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

What worries us about this house
  • This is a compact holiday chalet on leased campsite land, not a conventional freehold home.
  • Annual ground/campsite fees are approximately €3,400 per chalet.
  • The listing says it is primarily intended as a private holiday home, so permanent-residence and usage rules should be verified.
  • The interiors are fully furnished and usable, but the living areas and bedrooms are quite tight.

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 82/100

Lake Lugano is at Porlezza, with the town at the east end of its Italian arm where the valley opens toward the lake. The Lugano Prealps rise immediately around the settlement, with Monte Galbiga and the ridge toward Monte Generoso in the surrounding landscape. The area is inside the system of the Lake Lugano basin and close to the Val Sanagra and Intelvi valleys. Menaggio on Lake Como is just over the ridge and Lugano in Switzerland is the nearest larger town, with a full range of services, rail links and the regional airport at Agno. The area is known for lakeside tourism, boating and camping, and for the road connection between Lake Como and the Ceresio basin.
