At €65,000 (€325/m²), the asking price is already slightly above the local €310/m² reference before renovation. This three-level rustico requires a change of use and substantial work; the listing does not say its current condition, bathrooms, or renovation requirements, making the effective cost likely far higher.
More on the house and the area
A handsome historic Veneto farmhouse with characterful arched openings, old timber floors and impressive exposed roof beams, plus a clear mountain backdrop. However, it is currently a raw renovation project with no bathroom, no livable services visible, and rubble from a partly collapsed adjoining structure, so it is not move-in ready.
Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Our read of the photos, €700/m², falls in this band.
Turnkey, facade and insulation included.
Materials only, work you may do yourself€40,000 – €70,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Major renovation required: the interiors are raw, dusty, and unfurnished.
- No bathrooms are shown or listed, and utilities, heating, and kitchen provision are unclear.
- The property appears intended for a change of use and should be checked carefully for structural, planning, and permit requirements.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 72/100The cluster is at the foot of the Prealpi Trevigiane, with the Cansiglio plateau and forest to the north and the entrance to the Val Lapisina just above the town. Lago di Santa Croce lies roughly 15 km north-west, and the Meschio river runs through Vittorio Veneto. The area is linked to the Prosecco Hills of Conegliano and Valdobbiadene, a UNESCO World Heritage cultural landscape, whose vineyard slopes begin a few kilometres to the south-west around Conegliano. The nearest ski area is Nevegal above Belluno, about an hour by road; Alpago and Cansiglio are used more for walking and plateau landscapes than for major lift-served skiing. Conegliano is the nearest larger town, with rail links, services and a substantial historic centre; Treviso is farther south for a wider range of urban services. The area is known for vineyards, foothill scenery and for the First World War line in the nearby Prealps.
