What it really costs
- Sold at judicial auction
See what needs doing and what each job costs
The listing is explicitly an opificio (industrial-use property), not a legal dwelling, and is promoted through a judicial-auction consultancy. Despite the apparent €118/m² price versus a €340/m² baseline, the use restriction and auction context make it unsuitable for a livable-home buyer.
More on the house and the area
The property has substantial floor area, open land and attractive mountain glimpses around Avezzano, with a potentially low price per square metre. However, it is primarily an opificio with large agricultural/industrial sheds and office space, not a ready-to-live-in Italian home. The residential-looking rooms are limited and do not overcome the major use, conversion and condition concerns.
All the services redone, bathrooms, kitchen, windows. The structure is left alone.
Turnkey, facade and insulation included.
Our read of the photos, €1,100/m², falls in this band.
Materials only, work you may do yourself€310,000 – €457,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- This is legally described as an industrial/workshop property, not a residential farmhouse.
- The gallery shows warehouses, offices and agricultural equipment rather than a usable home; no bedrooms or bathrooms are documented.
- Industrial interiors show aging finishes, damp/stained surfaces and substantial conversion work would likely be needed.
- Auction status and planning/use compliance require careful legal verification before purchase.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 55/100Avezzano sits in the Fucino basin below the Velino-Sirente and Abruzzo Apennines. The former Lake Fucino plain lies at the town and is now a wide agricultural basin; the edge of the basin rises quickly toward Monte Velino and the Sirente-Velino area. The Parco Naturale Regionale Sirente-Velino begins nearby on the mountain side of the basin. Ovindoli and Campo Felice are the nearest ski areas, reached by mountain roads in roughly 35–50 minutes depending on conditions. Avezzano itself is the main service town of the Marsica, with rail links, hospitals, courts and the usual commercial services. The wider area is known for intensive farming on the reclaimed Fucino plain.
