Why this price is what it is

The €6,500 purchase price is exceptionally low (€100/m²), but estimated renovation costs of about €45,500 (€700/m²) bring the effective price to roughly €800/m², well above the Calabria townhouse baseline of €433/m². Central historic-town location and sea access within 5 km add value, but the property needs substantial renovation and lacks heating or air conditioning.

More on the house and the area
What the photos show

The traditional Gioiosa Ionica setting has real character, with old masonry, terracotta roofs, a church backdrop and a rooftop terrace. However, the interior is dark and heavily deteriorated rather than move-in ready, making this a very cheap renovation project instead of an immediately livable dream home.

Certified wiring, water and drainage, a heat source, a roof that keeps the water out, one working bathroom. Facade, insulation, a second bathroom and the floors wait.

Materials only, work you may do yourself€13,000 – €23,000

Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.

Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.

Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.

Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.

Connections and paperworkabout €10,000

Bringing a house that has stood empty back into service: new water, sewer and electricity, plus the practices. The same sum on an 80 m² house and on a 300 m² one, which is why a €40,000 house is not a €40,000 project.

What worries us about this house
  • Substantial renovation is clearly required, with raw floors, deteriorated walls, rubble and damaged fixtures.
  • No heating or air conditioning is reported; utilities and bathroom/kitchen usability should be verified.
  • The terrace and access areas appear worn and cluttered, and the home is in a dense pedestrian historic-center setting.

Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.

The area around

Location score 63/100

The area sits between the lower slopes of the Aspromonte and the Ionian coast. The Torbido valley is the main local landform, with cultivated hills running down toward the sea at Marina di Gioiosa Ionica and Roccella Ionica. Parco Nazionale dell'Aspromonte begins farther inland, outside the immediate 15 km radius, but the first hill and mountain terrain is already present behind the town. The nearest larger centre is Locri, which has everyday services and the archaeological area of Locri Epizefiri on the coastal plain. Roccella Ionica has a hilltop castle above the coast. This part of the Locride is known for olive groves, citrus, and the mix of inland hill towns with the Ionian shoreline.
