What it really costs

Livable, but something basic is worn out

At €290/m², the asking price is 33% below the Calabria townhouse baseline of €433/m², with a strong location near the sea and historic-town services. However, allowing €20,000 for habitable-condition work brings the effective cost to about €490/m², slightly above baseline; the listing has also been on the market for 181 days.
More on the house and the area
This is a genuine, furnished three-bedroom home with a working kitchen, bathroom, tiled living spaces and a large covered terrace overlooking attractive green Calabrian hills. The view, traditional patterned floors and independent townhouse layout add character, but the heavily weathered façade and dated interiors keep it firmly in the “livable fixer” category rather than a dream-home standout.
Decoration, tired fittings, a bathroom or a kitchen. The house is liveable as it stands.
Our read of the photos is €200/m². There is no published price band below €350/m², so the range is that figure widened by the spread of the lightest band.
Materials only, work you may do yourself€7,000 – €11,000
Wiring, water and sanitary work of any kind, heating, air conditioning and gas go to a registered firm by law, and so do flues and the air openings for gas appliances. That labour stays in the bill. Yours is the stripping out, plaster, paint, floors, tiling and carpentry.
Labour is 61% of a renovation price on average and 67% at the median, across 191 items of the Emilia-Romagna 2025 public price list. Materials are the rest. An averaged price list, not a quote.
Materials you buy yourself carry 22% VAT; supplied by the firm doing the work they go at the 10% renovation rate. On a €30,000 materials bill that is €3,600 of extra tax.
Household wiring installed before 13 March 1990 counts as compliant if it has a main breaker with overcurrent protection, protection against direct contact and a 30 mA RCD. Having a firm bring the existing wiring up to that and certify it is the cheapest lawful route.
- Exterior shows extensive peeling render, damp staining and masonry deterioration.
- Interiors are clearly usable but very dated, cluttered and likely need significant cosmetic upgrading.
- Narrow town setting, dense overhead wiring and steep multi-floor stairs may limit appeal or accessibility.
Estimate from the listing and its photos, not a survey. Treat it as the starting point for your own quotes. An Italian builder's quote is normally written without VAT and without design fees, so add about a quarter to any figure a firm gives you.
The area around
Location score 63/100The area sits between the lower slopes of the Aspromonte and the Ionian coast. The Torbido valley is the main local landform, with cultivated hills running down toward the sea at Marina di Gioiosa Ionica and Roccella Ionica. Parco Nazionale dell'Aspromonte begins farther inland, outside the immediate 15 km radius, but the first hill and mountain terrain is already present behind the town. The nearest larger centre is Locri, which has everyday services and the archaeological area of Locri Epizefiri on the coastal plain. Roccella Ionica has a hilltop castle above the coast. This part of the Locride is known for olive groves, citrus, and the mix of inland hill towns with the Ionian shoreline.
